Fire Doors are technical products. Specialist knowledge is required to maintain them to the correct standards.

Whilst theoretically anyone can service a fire-resistant door, post Grenfell, the regulation of the installation and maintenance of Fire Doors have been under great scrutiny, along with fire safety as a whole.

This new level of awareness now relies on Certified Fire Door Maintainers to complete the work, to ensure a watertight solution for the lifecycle of the Fire Doors Assembly.

INSPECTION / MAINTENANCE FREQUENCY

There is no set timetable with regard to the frequency that your Fire Doors should be checked, doors subject to high use are more likely to need maintenance more often than doors that rarely get used.

With the right guidance, your own site staff can carry out basic checks on doors on a regular basis. As a general rule of thumb, it is recommended that an external 3rd Party Certified company surveys the Fire Doors every 6 months. This then works in collaboration with an internal weekly / bi-weekly check from a member of the maintenance team.

We can help facilitate this synergy between our external expertise and your internal staff to carry out more frequent audits. This ensures issues are dealt with in a timely manner, and doors stay in optimum condition and in a compliant state throughout the lifecycle of the door.

Factors to consider when building a Fire Door maintenance plan:

  • How frequently is the door used?
  • Is it subject to impacts or excessive wear due to its location or use?
  • How would the site be impacted by the malfunction of the door or if it failed to perform effectively in the event of a fire?
  • Has there been a change in the usage of the space that the door protects, potentially changing the requirements of the door and the frequency of check required.
  • Does the Fire Door have any special requirements e.g. security, hygiene and acoustic properties.

Once again, it’s worth noting that any maintenace work carried out to a Fire Door should be to strict standards.

When a 3rd party certified company maintains Fire Doors, they can provide you with a certificate associated to that door. They can also provide you with documentation on the door which will go towards your Record of Activities.

Fire Door Maintenance Certificates include:

  • Intended Fire Rating.
  • Registered Installation Company / Engineer.
  • Date of install and recommended maintenance schedule.
  • Manufacturer documentation on the door.
